Stock slides after Q3 miss and soft guidance

Opendoor Technologies (OPEN)’ shares fell about 21% to $1.42 after the company reported weaker-than-expected third-quarter 2026 results and issued soft revenue and profit guidance. The decline left the stock down 76% year to date. The market reaction followed results that missed analyst expectations for revenue, per-share results and guidance and highlighted concerns about the company’s inventory-heavy business model.

Following the earnings release after the close on November 5, the stock initially traded around $1.78, little changed from the prior close, before selling intensified during regular trading. The sharp move contrasted with smaller stock moves for some housing-related peers, underscoring that the selloff was specific to Opendoor’s results and outlook.

Q3 2026 financial performance

In Q3 2026, Opendoor generated revenue of about $1.02 billion, up 11.7% year over year but below analyst consensus of $1.07 billion.

Opendoor’s net loss widened to $218 million from $90 million a year earlier. On an adjusted basis, the company reported a net loss of $66 million. Operating margin deteriorated to negative 18.3% from negative 7.4% a year before, reflecting thinner profitability despite higher revenue.

Guidance and profitability goals

For Q4 2026, Opendoor guided to revenue of $1.03 billion, below analyst expectations of $1.11 billion. The company projected an adjusted EBITDA loss between $70 million and $85 million, compared with analyst expectations of a $16.66 million loss and a Q3 adjusted EBITDA loss of $31 million. Management also expects contribution profit dollars to decline from Q3, despite forecasting at least 40% year-over-year revenue growth in the quarter.

CEO Kaz Nejatian has targeted achieving positive adjusted net income on a 12‑month forward basis by the end of 2026, but the company acknowledged it is currently behind this goal. Nejatian stated, “We are a bit behind on this today,” and the earnings report reiterated that the firm is behind schedule, while expressing an intention to catch up.

Surge in acquisitions and rising inventory

Operationally, Opendoor significantly increased its home-buying activity. The company purchased 4,865 homes in Q3, more than four times the 1,169 homes bought a year earlier, representing a 316% increase. Signed acquisitions represented an estimated 0.56% of its addressable U.S. market in Q3, up from 0.13% a year earlier.

Resales did not keep pace with acquisitions. Opendoor sold 2,728 homes in the quarter, up 6% from 2,568 homes a year earlier. As a result, inventory expanded to 7,596 homes worth $2.57 billion at quarter-end, up from 3,139 homes a year earlier. Inventory buildup contributed to a free cash flow outflow of $836 million, compared with positive free cash flow of $432 million a year prior.

Margin pressure and efficiency efforts

The company’s aggressive acquisition strategy came with margin pressure. Gross margin fell to 3.7% from 7.2% a year ago, while operating margin declined as well. Opendoor pointed to efficiency gains over the past 12 months, including a 57% drop in marketing expense per acquired home to $2,800 and a 36% decrease in operations expense per acquired home to $4,000.

Management highlighted capital-light products such as Cash Now, More Later, which require less capital per home and accounted for more purchases in Q3 than all products combined in the same quarter last year. Mortgage originations grew more than 400% from the prior quarter, although the company did not disclose the base level. Opendoor ended the quarter with 7,596 homes in inventory and $910 million in cash, while current asset-backed debt totaled $2,016 million, framing the balance-sheet backdrop for its path toward profitability.

Key Takeaways

  • 01Opendoor (OPEN)’s Q3 2026 update combined higher revenue with significantly wider losses and weaker-than-expected guidance, triggering a sharp share price decline.
  • 02The company is pursuing rapid growth in home acquisitions and capital-light products, but resale lag and inventory buildup are straining margins and cash flow.
  • 03Management still targets positive adjusted net income by the end of 2026 on a 12‑month basis, yet acknowledges it is behind schedule amid a challenging housing market and higher rates.
