German home prices stagnate in Q3

Modern German apartment building on a quiet street illustrating stagnant home prices and rising rents in Q3 2026

Key Points

  • 01German home prices were broadly flat in Q3 2026 despite slight year-on-year gains
  • 02IW said condo prices rose 0.3% and single-family houses rose 0.4% year-on-year.
  • 03Higher interest rates have cut purchase demand and pushed up mortgage payments
  • 04Rents rose 4.5% nationwide in Q3 as more households turned to the rental market

Home prices stall as higher rates hit demand

The German Economic Institute (IW) said German home purchase prices showed only minimal growth in the third quarter of 2026: condominium prices rose 0.3% year-on-year and single- and two-family houses rose 0.4%. Overall, purchase prices have been moving largely sideways since 2023 and remain more than 10% below their 2022 peak.

The German Economic Institute attributes the stagnation directly to higher financing costs, which have reduced demand for properties for sale. With fewer buyers able or willing to afford current mortgage terms, sellers have limited scope to raise asking prices. Official statistics showed home prices rose slightly in the second quarter.

Rising financing costs and mortgage burden

Interest rate developments since the start of 2026 have significantly increased housing finance costs. Yields on German covered bonds with 10‑year fixed terms have risen by almost 0.7 percentage points, and yields on shorter maturities have climbed by more than 1.0 percentage point. These moves feed through into higher mortgage rates for households.

For a loan of 300,000 euros with a repayment rate of 2%, the monthly payment at the beginning of the year was around 1,450 euros. The IW said monthly payments had risen to about 1,600 euros, an increase of a little over 10%; the heavier debt-service burden has weakened purchasing power and further cooled demand for owner-occupied housing.

Regional divergences in purchase prices

Despite the overall stagnation, price trends differ widely across major German cities. Among the ten largest cities, year-on-year purchase price changes in the third quarter range from an increase of 3.5% in Essen to a decrease of 3.9% in Stuttgart. Prices also declined in Berlin by 2.0%, in Cologne by 1.3%, in Leipzig by 1.0% and in Munich by 0.7%.

In contrast, some urban markets are still seeing gains. Essen recorded the strongest annual increase at 3.5%, followed by Dortmund with a 2.0% rise and Hamburg with a 1.8% increase in purchase prices. Outside the seven largest cities, condominium prices in other large cities and their surrounding areas each rose by 1.2% on the year, underlining the uneven impact of higher interest rates across regions.

Rents accelerate as buyers turn to the rental market

While purchase prices stagnate, rents are rising more sharply. Nationwide, rents increased by 4.5% in the third quarter compared with a year earlier. Hamburg saw the strongest annual rent increase among major cities at 6.8%, followed by Cologne with 5.3% and Essen with 4.9%.

Since 2022, rents have risen most strongly in Berlin, up 29.5%, and least in Stuttgart, up 16.7%. Analysts at the German Economic Institute see high interest rates steering higher-income households toward renting rather than buying. At the same time, rising construction costs, driven in part by high energy usage, are expected to slow new housing completions, limiting supply and putting additional upward pressure on rents.

Key Takeaways

  • 01Germany’s housing market is in a price stagnation phase, with only marginal annual gains and values still well below their 2022 peak.
  • 02Higher financing costs have become a central driver of weaker purchase demand and rising monthly mortgage burdens.
  • 03Demand is shifting into the rental sector, where constrained new supply and redirected buyers are contributing to faster rent growth, especially in big cities.
