  • 02Overall private residential rents increased 1.3% in the quarter

Prices and rents accelerate in Singapore’s Q3 property market

Singapore’s private residential market saw price and rent growth pick up in the third quarter of 2026, even as new home sales declined. The overall private home price index rose 1.4% in the quarter, compared with a 0.5% increase in the previous three months. Over the first three quarters of 2026, private residential prices have increased by an average of 0.9% per quarter, similar to the average pace over the same period in 2025.

Private home rents also strengthened. Overall private residential rents rose 1.3% in the third quarter, higher than the 0.7% increase in the preceding quarter. This reflects faster rental growth for non-landed homes and continued gains for landed properties.

Price gains led by landed and suburban segments

Landed homes led price growth in the quarter. The price index for landed private homes increased 2.9%, extending the 2.5% rise recorded in the previous quarter. Non-landed private home prices reversed a 0.1% decline in the second quarter to climb 1.0% in the third quarter.

Within the non-landed segment, performance varied by region. Prices in the prime Core Central Region rose 0.3%, while prices in the Rest of Central Region were unchanged after falling in the prior quarter. The Outside Central Region, which represents mass-market suburban homes, posted a 2.3% price increase, turning around a small decline previously and emerging as the fastest-growing area in the non-landed segment.

Rental market shows broad-based growth

The rental market strengthened alongside prices. Overall private home rents increased 1.3% in the third quarter, above the 0.7% rise in the second quarter.

Rental trends differed across regions for non-landed homes. In the Core Central Region, non-landed rents fell 0.3% in the third quarter.

Launches, sales and new supply pipeline

Developer activity moderated in the third quarter as launches and sales both declined. Excluding executive condominiums, developers launched 1,140 new private residential units, fewer than in the previous quarter. Sales of new private homes fell to 1,183 units, down from 2,141 in the second quarter, marking a drop of about 45% as take-up slowed in a seasonally quieter period with fewer project launches.

Completions and the forward supply pipeline point to substantial upcoming stock. The number of completed private residential units excluding executive condominiums increased by 3,491 units in the third quarter, compared with a smaller rise earlier in the year. Including executive condominiums, total completions reached 3,559 units, the highest quarterly figure since the third quarter of 2024. Over the next one to two years, more than 32,000 private residential units, including executive condominiums, are expected to be launched.

Policy stance on land supply and market stability

Authorities plan to continue providing private housing land through the government land sales programme. The stated objective is to meet housing demand and support stability in the private residential property market. In light of an uncertain macroeconomic outlook, households are advised to remain cautious when purchasing property and taking on mortgage loans.

Key Takeaways

  • 01Singapore’s private housing market is experiencing simultaneous price and rental growth, led by landed and suburban segments despite weaker new-home sales.
  • 02The slowdown in launches and sales comes alongside a significant increase in completed stock and a large pipeline of more than 32,000 units due in the next one to two years.
  • 03Policy efforts focus on sustaining adequate land supply and market stability, while signalling to households the importance of prudence in property purchases and borrowing.
