US 30-year mortgage rate climbs to 7.12%

Suburban home for sale with rising mortgage rate sign illustrating US 30-year rate climbing to 7.12%

Key Points

  • 0130-year fixed US mortgage rate rose to 7.12% in mid-September
  • 02MBA mortgage application index dropped to a 15-month low
  • 03Refinance and purchase mortgage applications both declined
  • 04Fed hiked policy rate to 3.75%–4.00%, with more hikes signaled

Mortgage rates jump above 7%

The average 30-year fixed mortgage rate in the United States reached 7.12% in the week ended Sept. 18, 2026. The weekly increase of 15 basis points marked a notable rise in borrowing costs for homebuyers and homeowners seeking to refinance. The 7.12% level left the benchmark rate above the 7% threshold and at one of its highest readings in recent years.

The latest move comes after a period of already elevated mortgage rates, further tightening financial conditions in the housing market. Some reports indicated that the 30-year rate was last higher in May 2024, underscoring how sustained the current high-rate environment has become.

Mortgage demand falls to 15-month low

Higher borrowing costs were accompanied by a broad pullback in mortgage activity. Refinancing and home-purchase mortgage applications both declined during the week. The Mortgage Bankers Association’s overall mortgage application index fell to a 15-month low, highlighting the pressure on demand.

Adjustable-rate mortgages (ARMs) accounted for 9.8% of total applications. This share suggests some borrowers are turning to ARMs as fixed-rate loans become more expensive, though fixed-rate products still dominate the market.

Fed policy and market forces behind the rise

The increase in mortgage rates followed a 25-basis-point hike in the Federal Reserve’s policy rate last week, bringing the target range to 3.75%–4.00%. Nearly all Fed policymakers projected at least one additional rate increase by the end of the year. Higher short-term policy rates tend to feed through to broader borrowing costs, including mortgages, through their impact on financial conditions.

Rising U.S. Treasury yields were cited as another key driver of the move in mortgage rates. Mortgage rates often track longer-term Treasury yields, which reflect expectations for inflation, growth, and monetary policy. Elevated oil prices also contributed to the shift, as they can influence inflation expectations and bond yields, further pushing up mortgage costs.

Implications for the housing and refinancing markets

The combination of higher mortgage rates and weaker application volumes points to mounting headwinds for the housing market. Prospective buyers face higher monthly payments, which can reduce affordability and limit the pool of eligible borrowers. Sellers may also encounter fewer qualified offers as financing costs rise.

For existing homeowners, the drop in refinancing applications reflects diminished incentives to restructure outstanding loans. With current mortgage rates above many borrowers’ existing rates, the pool of households that can benefit from refinancing has shrunk, weighing on overall mortgage market activity.

Key Takeaways

  • 01Mortgage borrowing costs have moved decisively above 7%, tightening financial conditions for homebuyers and current owners.
  • 02Demand for new mortgages and refinancing is weakening, signaling a cooler housing and lending environment under higher rates.
  • 03Central bank tightening, together with higher Treasury yields and oil prices, is feeding through clearly into consumer borrowing costs.
